THE ROLE This key role is responsible for the end-to-end financial and contractual management of a flagship project, from inception through to completion. Leading all aspects of cost control, contract administration, procurement, and commercial risk management, working closely with key stakeholders to ensure the project is delivered on time, within budget, and to the highest quality standards. This is a unique opportunity to contribute meaningfully to a landmark development and shape its success across both the construction and commercial phases. Preparing detailed cost estimates throughout the project stages, offering cost advice and value engineering to design and project teams, and managing project budgets in line with the company’s financial goals. Drafting, reviewing, and managing contracts across the project lifecycle. Ensures compliance with legal and contractual obligations, advises on risks and liabilities, and protects the company’s entitlements through timely notices (e.g., delays and extensions). Monitors project scope, ensuring all variations are identified, quantified, and submitted to the client. Monitoring project spending and cash flow, maintaining up-to-date cost reports and forecasts, managing change control processes, and identifying and addressing cost overruns promptly. Handle procurement, contracts, and financial aspects of project work. This includes obtaining quotes, issuing purchase orders, preparing and reviewing progress claims, valuing completed work, and managing final account settlements. Managing risk and maximizing value in projects by conducting risk assessments in cost, contracts, and procurement; proposing mitigation strategies; and leading commercial workshops to reduce cost and risk. Ensuring effective communication with clients, subcontractors, consultants, and other stakeholders. Deliver accurate and timely information to aid decision-making and actively participate in project meetings and site inspections. Detect early signs of disputes or claims and assist in negotiating and resolving claims, variations, and contractual disagreements and supply documentation and analysis for adjudication or legal action when needed. Conclude all commercial elements of the project by finalizing agreements and reconciling final accounts with contractors, suppliers, and consultants. Additionally, a post-project cost analysis will be delivered, along with documented lessons learned to inform and improve future projects. Leading the commercial outcomes of a project while overseeing and ensuring the quality of work produced by assistant quantity surveyors. It includes mentoring and guiding junior QS staff and trainees and promoting best practices in quantity surveying and cost management throughout the team. Maintain the organization of commercial documents by managing the file and folder structure on the project server, and ensure comprehensive record-keeping through regular audits, including site photos, diaries, and cost substantiation documents such as day labour records and invoices.
