Spire Recruitment is partnering with a well-established strata business in Melbourne’s south‑east to appoint an experienced Owners Corporation Manager. This is a great opportunity to manage a stable portfolio with a supportive leadership team and solid systems behind you. The opportunity: You’ll take responsibility for a townhouse‑focused portfolio, building strong relationships with committees, lot owners and key stakeholders. You’ll be the trusted point of contact for all OC matters, from day‑to‑day maintenance through to meetings, budgets and capital works. Key responsibilities include: Managing a portfolio of Owners Corporations, acting as primary contact for committees and lot owners Convening and attending AGMs/SGMs and committee meetings, preparing agendas, reports and minutes Preparing and monitoring OC budgets, fees and financial reports in conjunction with internal accounts Coordinating maintenance, repairs and compliance (including essential services and contractor management) Managing insurance renewals and claims in line with OC requirements Providing clear, practical guidance to committees on building, financial and governance matters Handling owner/occupier queries and disputes in a calm and professional manner Ensuring compliance with relevant legislation, regulations and company policies Identifying opportunities to improve processes and client experience About you: You’re an experienced Owners Corporation or Strata Manager who enjoys both the relationship and compliance sides of the role. You’re organised, resilient and confident running meetings, with the ability to translate legislation and technical issues into clear, practical advice. You will ideally have: Proven experience managing an OC/strata portfolio in Victoria Sound understanding of Victorian Owners Corporation legislation and related regulations Strong communication skills with the ability to manage diverse stakeholder expectations Confidence with OC software and Microsoft Office Solid budget, levy and financial reporting literacy Strong time management and the ability to manage competing priorities A calm, solutions-focused approach to disputes and complex matters Current Driver’s Licence and reliable vehicle Why consider this role?
