Senior Building Manager North Sydney, NSW Up to $110,000 Super Immediate Start We are seeking an experienced Senior Building Manager to take full operational responsibility for a large-scale residential development comprising approximately 300 apartments across three Strata Plans and a Community Association. This is a leadership-level on-site role suited to someone confident managing complex strata structures, stakeholder relationships, contractors, and mid-level capital works projects. Key Responsibilities Oversee day-to-day operations of a 300-lot residential development Manage three Strata Plans plus the Community Association structure Act as primary liaison between residents, committees and contractors Supervise service contractors (cleaning, landscaping, security, maintenance) Deliver mid-level capital works and improvement projects Assist with budgets, forecasting and cost control Ensure WHS compliance and risk management across site Prepare reports for committee meetings and AGMs Maintain asset standards and drive continuous improvement Requirements At least 3 years Building Manager Experience Proven experience as a Building Manager on a medium-to-large residential site Strong understanding of Strata schemes and committee engagement Previous exposure to Community Associations highly desirable Experience managing mid-level projects (remedial works, upgrades, compliance works) Confident communicator with strong stakeholder management skills Financially aware with sound operational knowledge
