About the Role We’re looking for a hands-on Senior Development Manager who can take a project from site acquisition through to completion. The company has seen the successful development of many residential projects throughout Sydney in the last 10 years ranging from award winning designed houses up to apartment complex's of 40 plus units This is not a coordination role. You will be responsible for finding deals, making them stack, and delivering profitable outcomes. If you’ve only ever managed part of the process — this role is not for you. What You’ll Be Responsible For Site Acquisition Identify and secure residential development opportunities (10 apartments) Build and manage agent networks Source off-market opportunities Feasibility & Deal Structuring Run detailed feasibilities (GRV, costs, margins) Assess risk, planning constraints, and upside Present investment cases internally Planning & Approvals Manage consultants (planners, architects, engineers) Drive DA strategy and council approvals Navigate zoning, overlays, and planning risks Delivery Oversee projects through design, tender, and construction Manage builders, budgets, and timelines Ensure projects are delivered profitably What We’re Looking For Proven track record delivering multi-residential projects (10 units) end-to-end Strong feasibility and financial modelling skills Deep understanding of Sydney planning system & councils Existing relationships with: Agents Consultants Builders Commercial mindset — you think like an owner, not an employee You must be able to clearly point to projects you personally drove from acquisition to completion Salary & Incentives Base: $180k – $210k (depending on experience) Bonuses: Site acquisition incentives Project milestone bonuses Profit-based upside Total package: $220k – $300k for high performers Why This Role Work for an experienced company with a strong portfolio of residential developments complete .
