Purpose of the Role BGIS is seeking an experienced Property Management Director to oversee and coordinate property management services across a major government portfolio. Reporting to the Executive Director, you will work closely with internal teams, client agencies, and stakeholders to ensure consistent, compliant, and customer-focused property services. You'll help create processes and practices that enable smooth operations, transparency, and continuous improvement. The ideal candidate is collaborative, thoughtful, and proactive, with technical expertise in property management or a related field. You bring credibility and experience in senior property, facilities, or operations roles for at least 12 months, and are comfortable partnering with site teams, stakeholders, and clients. Key Responsibilities - Oversee property management across the portfolio, ensuring compliance and consistent service standards - Support lease administration, Green Leasing obligations, and property compliance activities - Guide and mentor Senior Property Managers, Property Managers, and Lease Administrators - Maintain accurate, auditable property and lease data, and monitor performance using digital systems such as Power BI - Identify and implement opportunities to improve processes, efficiency, and client experience - Build and maintain positive, transparent relationships with clients, stakeholders, and team members - Support financial management, including lease costs, outgoings, and reporting - Champion a collaborative, inclusive, and supportive team environment Education, Experience & Skills Essential: - Experience coordinating property management across complex or multi-site portfolios - Knowledge of property and lease management in contractual environments - Experience supporting or mentoring senior property professionals - Proficiency with digital systems, FM technologies, Power BI, and Power Automate - Strong communication, collaboration, and relationship-building skills - Interest in continuous improvement and adoption of innovative approaches Desirable: - Tertiary qualifications in Property, Real Estate, Business, or related discipline - Experience delivering property management services within government or large contract environments Workplace Flexibility Based in Melbourne CBD , with hybrid flexibility (3 days in-office, 2 days WFH) and occasional site visits. Core business hours apply, with flexibility for start/finish times and occasional additional hours.
