Commercial oversight across some of Melbourne's most detailed residential projects. This role sits across the commercial and contractual performance of a growing high-end residential builder delivering bespoke homes throughout Melbourne's more affluent suburbs. The business specialises in one-off custom builds, typically up to $20m in value. These are detailed, architecturally driven projects with a strong focus on quality, planning, and execution. Working closely with the Managing Director, this position provides oversight across multiple projects rather than being tied to one site. The focus is on protecting the commercial position of projects, maintaining contractual discipline, and supporting the wider delivery team. You'll oversee Contract Administrators across the business and help maintain consistency across procurement, progress claims, subcontract management, variations, and commercial reporting. The role also requires a strong understanding of the Security of Payment Act, including payment claims, schedules, and responses, ensuring the business remains compliant while protecting its commercial interests. This position will also contribute to broader commercial strategy, including procurement, cost control, risk identification, and overall project performance. The business has recently moved into a new South Melbourne office and continues to grow steadily. The culture is polished, fast-moving, and entrepreneurial, with direct access to leadership and visibility across the business. They need someone commercially aware who stays close to what's happening across projects and can proactively identify issues, risks, and opportunities as the business evolves. To be considered, you'll need experience working for a head contractor within construction. The role will suit either an established Commercial / Contracts Manager or a Senior Contract Administrator whose progression pathway may currently be limited and is looking to move into a broader commercial leadership position. Experience across high-end residential, complex commercial, or similarly detailed construction projects will be well regarded. Salary is up to $220k package depending on experience.
