Property Manager Location: West End, Queensland Temporary 35 Hours Per Week About the role: This role is responsible for the end-to-end management of a residential portfolio, ensuring strong operational performance and a high level of service to both landlords and tenants. Reporting to the Operations Manager, you will work closely with key stakeholders and play a key role in maintaining portfolio stability and tenant satisfaction. Key responsibilities: Manage a residential portfolio end-to-end, ensuring smooth day-to-day operations Handle dispute resolution processes, including preparing and attending QCAT hearings where required Ensure all tenancy documentation is prepared and maintained in line with the Residential Tenancies and Rooming Accommodation Act 2008 Oversee marketing of vacant properties and coordinate leasing inspections Prepare accurate and timely reports for stakeholders on portfolio performance Produce weekly reports including vacancies, arrears, letting pool performance, break leases, and general feedback Maintain all legal and financial records within the property management system, including arrears tracking and tenancy documentation Monitor local market conditions and provide relevant insights to the wider team Stay up to date with legislative changes and industry trends Conduct routine inspections and prepare detailed condition reports, including photos and recommended works Liaise regularly with property owners, providing updates and managing expectations Act as the main point of contact for tenants, managing queries, concerns, and day-to-day communication Requirements: Current QLD Office of Fair Trading Registration Certificate Strong communication and stakeholder management skills Proven ability to manage competing priorities across a residential portfolio Solid understanding of residential tenancy legislation in Queensland Call Olivia Vince on 0406 560 343.
