Direct reporting line to Head of Investment with visibility on deals and decisions for joint ventures and internal projects. Bonuses will be paid on a discretionary basis, linked to your performance. Annual salary reviews will take place around the same time. Selective employee investment opportunities are also available. The Opportunity This is a newly created role, designed to bridge the gap between development delivery and investment activity as the pipeline continues to grow. Reporting to the Head of Investment, you will take ownership across land subdivision projects while supporting acquisitions, feasibilities and investment decision-making. You will be involved across the full lifecycle, from early-stage due diligence through to delivery, with exposure to multiple active projects including industrial estates and residential subdivisions. Over time, there is scope to move into industrial and residential built form projects as capability is demonstrated. Development Delivery Drive industrial and residential subdivision projects end-to-end Manage programme, budgets, and delivery risk across active sites Coordinate consultants, contractors, and authorities through lifecycle Maintain reporting to senior leadership and internal stakeholders Acquisitions & Feasibility Support due diligence on new land and development opportunities Build and review feasibilities and financial sensitivities Assess risks, constraints, and value drivers across potential deals Contribute to investment papers and internal approvals Commercial & Reporting Provide clear project and financial updates to leadership Track performance against feasibility, programme, and cost Identify issues early and influence commercial outcomes Support decision-making with accurate, timely analysis Stakeholder Management Engage directly with senior internal stakeholders and advisors Manage consultant performance and accountability Maintain clear communication across delivery and investment teams Operate confidently in a lean, high-accountability environment About You Experience across land subdivision projects (industrial or residential) Background at Assistant Development Manager or Development Manager level Strong feasibility and financial capability with commercial awareness Able to operate autonomously without heavy structure or oversight Balanced skillset across delivery and investment thinking Confident communicator with the ability to engage senior stakeholders If this sounds like you, and you meet the above criteria, please apply directly to the advert.
