This is an opportunity to step into a commercially focused Property Manager role supporting the Asset Management team across a mixed-use CBD and metropolitan portfolio in Melbourne, working closely with one key client. You'll play a critical role in driving performance across assets - supporting business planning, enhancing leasing outcomes, improving reporting accuracy, and strengthening client relationships. Your work will directly influence financial performance, tenant satisfaction, and the long-term value of the portfolio. By bringing professionalism, commercial insight and attention to detail, you'll help ensure service delivery expectations are consistently exceeded while contributing to strategic asset outcomes. Responsibilities include but are not limited to: Track key leasing dates and undertake lease reviews Develop leasing strategies and negotiate new and renewed leases with tenants Conduct market rent reviews, financial modelling and investment analysis Prepare and review annual budgets and manage outgoings reconciliations Monitor and minimise tenant arrears in line with client expectations Maintain accurate tenant records, ensuring all leases, contracts, insurances and securities are current Deliver high-quality, accurate property management reports aligned to client requirements Build and maintain strong client relationships through trusted advice and proactive communication Collaborate with internal teams and external stakeholders including agents, valuers and consultants Contribute to business development initiatives and promote property services Ensure compliance with internal policies, procedures and WHS standards About you: 3-4 year experience in property management (mixed-use experience preferred) Valid Agent's Representative Certificate Valid Driver's Licence Strong understanding of lease administration and property financial reporting Knowledge of cash and accrual accounting, budgeting, forecasting and variance commentary Experience with MRI and/or Core Vision systems (desirable) Confident communicator with strong negotiation skills Why Urbis?
