An opportunity is available for an accomplished Senior Building Manager to take full operational ownership of a landmark residential property in City of Sydney. The position requires strong operational capability, refined communication skills, and the confidence to engage with discerning residents and committee members on a daily basis. The Role You will be responsible for the overall performance, presentation and compliance of a large, high-profile residential building. Working closely with the Owners Corporation and Building Committee, you will ensure the asset is maintained to an exceptional standard while delivering a seamless resident experience. You will also be supported by an experienced operations and compliance team, with an established 24/7 concierge function onsite. Key Accountabilities • End-to-end management of building operations and common property • Oversight of preventative maintenance programs and long-term asset planning • Management of contractors, tenders and service agreements • Coordination of capital works and value-add improvement projects • Ensuring all statutory, WHS and compliance obligations are met • Preparing professional reports for committee meetings and stakeholders • Managing reactive maintenance issues with urgency and accountability • Maintaining meticulous site documentation and records About You • Minimum 5 years’ experience in strata building or facilities management • Demonstrated experience managing premium residential or mixed-use assets • Highly developed stakeholder management capability • Strong financial and administrative acumen • Technically competent with Microsoft Office and reporting systems • Relevant tertiary qualifications (Facilities, Property or Building Management) advantageous Critical to Success This building houses high-profile and demanding residents. Your communication style, presentation and ability to confidently engage in a polished, client-facing environment are essential. You must be: • Professionally presented and articulate • Calm and composed under pressure • Comfortable managing sensitive conversations and expectations • Confident in representing the building in front of owners and committees This is not a back-of-house facilities role. It requires visibility, leadership presence and a genuine commitment to service excellence.
