The Opportunity Shape Wollongong’s future through smart property management! We have two permanent opportunities in our Property Management Team for proactive property professionals to help manage Council’s diverse and high-profile property portfolio, including commercial, retail, and residential assets. As a Property Management Officer, you will play a key role in the administration, negotiation, and compliance of Council’s leases and licences. You’ll manage critical dates, facilitate tenant liaison, coordinate make-good requirements, and provide timely advice that supports strategic decision-making. You will work independently day-to-day while collaborating with colleagues, tenants, surveyors, valuers, and legal providers to deliver great outcomes for the City. These roles are Permanent Full Time, Salary from $85,916 up to $103,378 per annum plus superannuation (Salary package will be assessed based on skills, experience, and qualifications) How You’ll Make a Difference End-to-end lease and licence administration, including preparation of Heads of Agreement, proposals, and rent management. Commercial/retail lease negotiation, mediation, and resolution to achieve fair, compliant, and sustainable outcomes. Portfolio management: stakeholder management, tenant liaison, debt management, and coordination of tenant make-good requirements. Preparation of high-quality letters, briefing notes, recommendation memos, and Council reports. Commission and review valuation reports and provide advice on commercial lease terms and market conditions. Work with external professionals (surveyors, valuers, legal and leasing) ensuring best-practice is followed. Monitor and manage key critical dates and compliance obligations across the portfolio. Analyse financial reports and budgets, identifying implications, risks, and opportunities. Maintain accurate records in property management systems and Council information systems (Windows applications and real estate platforms). About You You are a calm, organised professional who can juggle deadlines while keeping stakeholders informed and engaged. You bring strong commercial acumen, excellent written and verbal communication, and a solutions-focused mindset. You have a related tertiary qualification and/or possess extensive property experience with a solid background in property management, lease administration, and transactions across commercial, retail, and residential sectors. You’ll bring advanced skills in lease negotiation, portfolio management, and stakeholder engagement, supported by strong knowledge of valuation, legal, and leasing practices. Excellent communication and report-writing abilities, financial acumen, and proficiency in property management systems are essential. You have strong IT skills using Windows applications, property management systems, and familiarity with commercial real estate platforms.
