About the opportunity: Responsibilities and type of activity/engagement they will experience in their role 1. Providing Quarterly and ad-hoc Property & Fund Statistics and other related property information to Exco and OLT members. These include but are not limited to: · Occupancy, WALE, leasing activity, lease expiry profile, top tenants, WARR, Cap rate, discount rate, GAV. · Schedule of leasing transactions clearly identifying HOAs, renewals and new leases. · Retention statistics · Tenant specific statistics (Rent Reviews, Net/Gross/Semi -Gross Leases, tenant covenant quality) · Analysis includes commentary on variances to prior quarter. 2. Perform internal valuations in MRI on a capitalisation approach every 6 months or as required by the Funds. 3. Work closely with and provide high quality analytical support to fund managers, asset managers, property managers, capital work managers and operation managers. 4. Coordinate and organise with internal and external stakeholders on: · Annual Budgets (OPEX, CAPEX & Leasing) · A 10-year Strategic Asset Plan for every asset in your portfolio. · Reports on the status of major repositionings. · Write and deliver IC board reports. · Quarterly reforecasting of NOI, CAPEX and Valuations in MRI. 5. Undertake major and minor leasing deal analysis, which includes performing an NPV analysis, cashflow analysis, yield on cost analysis, internal rate of return (IRR) calculation, scenario and sensitivity analysis and valuation impact analysis on both a Capitalisation approach (CAP) and a Discounted Cash Flow Approach (DCF) in Forbury. 6. Engage with leasing agents and external property managers to understand the leasing market for your particular state or region. 7. Driving efficiency though being involved in IT process improvements and Data Foundation programs. What we’re looking for Behavioural: · Enjoy working in a progressive, fast paced, and highly energised environment. · Strong sense of accountability and ownership of property data. · Possess a high financial aptitude, commercial acumen, analytical skills and attention to detail so that the information provided to our business partners is accurate, timely and relevant. · Demonstrated organizational skills, including an ability to plan, set and prioritise workloads to meet deadlines. · Self-motivated and able to work both autonomously with minimal direction and within a team environment. · Clear lateral thinking and analytical skills with a disciplined approach to documenting and solving problems. · Responsible and reliable work ethic Technical: · Minimum 3 years’ experience in a property-related analytical discipline (property analyst / valuations). · Bachelor’s degree in property economics, commerce or related discipline. · Strong commercial understanding of valuation drivers and leasing dynamics. · Proficient in modelling and analysing leasing deals, property NOI forecasts and property valuations, preferably in MRI or Cougar. · Advanced excel skills in modelling / maintaining / updating spreadsheets. · Experience with Yardi preferred.
