About Us Annerley Group is a private healthcare real estate investment platform founded in Sydney in 2022, with a $200m portfolio of institutional-grade assets and a lean, high-calibre team. Role Overview We are seeking a part-time CFO to support our growth journey. This is a hands-on role ideal for an experienced finance executive who wants to work closely with the CEO in a scaling, entrepreneurial environment. Expected commitment: 8-12 days per month. Mainly working from home with 1-2 in-person meetings per month in Sydney. Key Responsibilities Debt Compliance & Reporting Prepare quarterly covenant compliance certificates (LVR, ICR, DSCR, WALE). Liaise with banks and ensure timely reporting. Financial Management Maintain cash flow forecasts and capital allocation models. Oversee accounting, tax compliance and liaise with external auditors/advisors. Fund/Trust Oversight Support setup of new unit trust and management company structure. Ensure reporting is investor-ready (wholesale fund standards). Monthly Performance Reporting Ingest monthly reports from external property managers across all assets. Build consolidated portfolio performance reports with KPIs (NOI growth, arrears, leasing activity, WALE, occupancy, CAPEX tracking). Provide trend analysis, commentary and variance explanations to support strategic decisions. Investor & Board Reporting Prepare quarterly board/advisory packs (NOI, NAV, GAV, tenant performance, debt metrics). Develop institutional-quality reporting frameworks for future wholesale investors. Governance Ensure compliance with facility agreements, RE/AFSL obligations and internal controls. Investor Readiness Lead the preparation of Annerley Group to be investor-ready in every respect — financial reporting, governance, structure, compliance and presentation. Ideal Candidate 10–15 years’ finance leadership in commercial real estate, property funds or infrastructure. Strong knowledge of fund/trust structures and wholesale investor reporting. Demonstrated experience with bank facilities, covenant compliance, property portfolio reporting, and investor due diligence. Comfortable in a lean, entrepreneurial environment — hands-on, practical, proactive. CA/CPA qualified; prior CFO or senior finance role in REITs, funds or property managers highly regarded.
