We’re now looking for a senior-level operator to join our team as a hands-on Property Acquisition & Relationships Manager — someone who will personally own the full end-to-end acquisition process, from stock sourcing through to builder/developer management and deal execution. About the Role This isn’t a strategy-only role, and it’s not a team lead position. You won’t be delegating — you’ll be doing. You’ll personally manage stock acquisition across your assigned market, maintain strong builder/developer partnerships, resolve deal-level issues, and ensure internal sales teams are equipped with clean, accurate, and investment-ready property stock. You will be both the strategic driver and execution engine for everything property acquisition in your region. What You’ll Be Doing • Personally own the new property stock acquisition strategy across your market • Maintain a live “stock intelligence map” to proactively manage future pipeline • Manage all builder/developer relationships yourself — no support, no team • Attend project briefings, negotiate terms, and replenish active stock allocations • Track and report EOI-to-settlement progress per deal • Personally resolve issues like settlement delays, valuation discrepancies, or stock documentation gaps • Load and maintain 100% accurate data in our internal property portal • Deliver fast, clear responses to Property Strategists with zero bottlenecks or dependencies What You’ll Need • 5 years in builder BDM, property acquisition, or residential development/project sales • Strong understanding of off-the-plan, house & land, and investment-grade property • Highly accountable, operationally disciplined, and commercially minded • Strong communicator with high attention to detail across documentation and contracts • Comfortable running solo — you’ll have internal collaboration but no team to delegate to Do Not Apply If • You’re looking to manage a team — this is a solo, hands-on delivery role • You avoid loading listings, reviewing contracts, or personally managing documentation • You prefer to delegate tasks — this role requires 100% execution ownership • You need remote or flexible working — this is full-time, in-office, Monday to Friday • You don’t have experience managing builders/developers directly • New property stock acquisition – 2–3 new or replenished projects onboarded per month • Developer Communication – 100% of builders/developers receive weekly EOI and settlement updates • Sales Pack Completion – 100% of listings fully packaged prior to Property Strategist access • Issue Resolution Timeliness – All Property Strategist queries and builder/developer issues addressed within the SLA • Partner Satisfaction – Positive feedback and relationship score maintained quarterly What You’ll Get $130K–$160K base Super Up to $80K Bonus Full, end-to-end ownership of builder/developer relationships and property stock pipeline No team management — just you, full control, and clear deliverables Opportunity to grow into senior commercial acquisition leadership over time In-office role with high exposure to leadership, sales, and operations How to Apply Submit your resume and a short cover letter outlining your experience in property acquisition, builder/developer partnerships, and deal-level stock delivery.
