Scope of position: Reporting directly to the Villa Manager, you will be responsible for the upkeep and maintenance of all villas under management, preventing the displacement of bookings, to maximize rental income for owners, whilst ensuring guest satisfaction is met through outstanding service delivery. About the Role: Full-time, permanent position. Responsible for all aspects of villa maintenance for properties under management. Ability to work autonomously and within a team environment, to ensure all maintenance issues are addressed pre, post and during guest stays. Build rapport and develop strong working relationship with Villas Housekeeping Team, Villa Guest Relations Host, Villa Owners and local contractors, to achieve mutually shared goals. Coordinate repairs, preventative maintenance, and project works across 8 Body Corporates. Oversee the quote process, liaise with suppliers, and provide access for contractors on-site as required. Maintain accurate records and reports using basic computer programs, complete detailed job sheets and prepare invoices accordingly. About You We are looking for a proactive, reliable leader with a good eye for detail and the ability to multitask in a busy resort environment. You will possess excellent interpersonal and communication skills. Relevant maintenance experience in a supervisory capacity within hotels, facilities, residential or commercial. Previous experience working within a Strata Management environment would be highly desirable. Armed with smart solutions and a can-do attitude, you will be self-motivated, driven and energised in a fast-paced environment. Your ability to prioritise conflicting demands will be second nature. Experienced in overseeing external contractors and managing quotes. Possess basic computer skills (Excel, email, Word) Working rights in Australia. Enthusiastic to escalate your career. Responsibilities Be aware and abide by the Anti-Discrimination Act (1991) and the Work Health and Safety Act 2011 and the hotel's policies on Workplace Harassment prevention. Work in a safe manner and abide by Workplace Health & Safety Legislation and the hotel’s policies regarding accident and incident reporting procedures. Adhere to relevant Work Health and Safety standards and Food Safety Hygiene standards. Abide by the policies and procedures set out in the Associate Handbook and the Department Standards and Procedures. Wear the uniform supplied by Sheraton Grand Mirage Resort Port Douglas with pride and to the standard as outlined in the Associate Handbook. Meet grooming standards of the hotel as set out in the Associate Handbook. Primary Duties: Liaise with suppliers, arrange quotes and raise purchase orders as required for replacement appliances. Ensure all quotes provided are forward to the Villa Manager for Owner approval, except for emergency maintenance. Carry out monthly electricity meter reads on required dates. Raise maintenance invoices weekly, ensuring detail and accuracy on completion of jobs. Perform general office duties, including filing, photocopying, and providing a high level of customer service to all stakeholders. Responsible for performing villas preventative maintenance program “RPM” utilising the computerized maintenance management system. Provide a support service to the Villa Manager to assist in meeting the strategic goals of the department. Liaise with external service providers, such as tradespeople and contractors, to facilitate the smooth running of strata operations. Perform general and emergency repairs and maintenance to Villas, based on skill and experience level. Ensure adequate stock and materials within engineering stores to efficiently complete villa maintenance work. Review daily logbook, rectify, or follow up on outstanding items left unsolved from any previous shifts in relation to Villa Maintenance repairs. Ensure proper measures are taken to protect the environment and the Hotel’s adherence to it. Maintain all tools and equipment for the running of villa maintenance functions. Ensure all requests for maintenance are carried out within an acceptable time frame. Perform all assigned tasks to ensure the work has been completed in a reasonable time frame and to a standard pertaining to the hotel. Ensure your work area is always clean and safe. Report and/or act on any equipment breakdown or safety issue relevant to your work area. To attend work on time, ensuring that you are at your workstation in line with your rostered shift requirement.
