We are hiring a Leasing Officer to own leasing across our South Brisbane portfolio, working out of our Fortitude Valley office. The mission Your job is simple, not easy: Minimise vacancy. Who this role is for You will thrive here if you: Have leasing or property management experience in Queensland Know the South Brisbane, West End, Woolloongabba and inner south markets Understand QLD tenancy legislation under the Residential Tenancies and Rooming Accommodation Act Move with urgency and professionalism Are confident running open homes solo Are organised and system oriented Love performance metrics and being measured on them Want to grow into a Senior PM or BDM pathway Who it is not for You will not enjoy this role if: You need constant direction You avoid hard conversations You are comfortable with good enough What you will be accountable for Leasing performance Driving low vacancy rates across the South Brisbane portfolio Managing enquiry pipelines daily Conducting open homes, including Saturdays Proactively following up every prospective tenant Screening applications thoroughly and presenting strong recommendations Ensuring seamless handover to Property Management Marketing and presentation Overseeing listing quality across photos, copy and portals Monitoring listing performance and adjusting where needed Recommending rental price strategy based on market conditions Staying current on QLD rental trends and legislation Systems and process Using PropertyMe efficiently Ensuring all compliance documentation is accurate and complete Maintaining clear communication across the team Keeping dashboards updated Client communication Keeping landlords informed during the leasing campaign Managing expectations clearly and professionally Protecting the Henderson brand in every interaction How you will be measured Days on market and average vacancy across your portfolio Speed from enquiry to signed lease Tenant quality and arrears performance post placement Open home to application conversion Landlord satisfaction and retention The non-negotiables You hold or can obtain a QLD real estate registration You have a current driver licence and reliable transport for inspections You work Saturdays for open homes when the campaign needs it You communicate.
