What You'll Be Doing You'll manage a commercial portfolio (retail, office, industrial), making sure everything runs smoothly day-to-day. Your focus is simple: Keep tenants managed. Keep owners informed. Residential & Facilities Management experience also highly regarded) Confidence managing a portfolio with a level of independence and accountability Solid understanding of leases, tenancy legislation, compliance requirements, and property-related documentation/contracts Financially minded with confidence around arrears management, budgeting, outgoings, invoicing, and general portfolio financial administration Strong communication skills — professional, empathetic, and confident with both landlords and tenants Organised and able to manage multiple priorities, deadlines, and competing tasks effectively Strong attention to detail with the ability to interpret agreements, identify risks/issues early, and follow process accurately Problem solver mindset — you don't ignore issues, you deal with them proactively Senior Property Manager Level Confidently manage more complex commercial portfolios and stakeholder relationships Operate autonomously with strong commercial judgement and accountability Lead difficult conversations, negotiations, and escalated matters professionally Mentor and support junior team members where required Bring a proactive, solutions-focused approach to portfolio performance and risk management For Both Roles Full-time availability, Mon-Fri - with in-office expectations (shared across either/both Newcastle & Maitland offices) Valid NSW Real Estate Certification (Certificate of Registration minimum and/or Licence) Based locally or able to comfortably service a portfolio across the Newcastle / Lower Hunter region Proactive attitude and strong sense of ownership — you take responsibility for your portfolio rather than waiting to be directed constantly Open to fixed-term opportunities with potential for long-term progression Next steps?
