You will cover everything from month-end close to FFO/AFFO analysis, with real scope to improve how the function operates. Month-end close for property portfolio entities: journals, accruals, prepayments, and balance sheet reconciliations Monthly management accounts and financial reporting across the property portfolio FFO/AFFO analysis, occupancy metrics, and operating expense and recovery analysis Cashflow reporting and forecasting at the portfolio level Fixed asset registers, depreciation, lease accounting (AASB 16), and capex accounting Preparation of statutory financial statements in accordance with Australian Accounting Standards Budgeting, forecasting, and variance analysis for the portfolio Tax compliance, including BAS, PAYG, and income tax Working closely with property operations teams on performance drivers and reporting Contributing to finance system and process improvement initiatives Your Background You are a Property Accountant who understands how real estate investment returns work. You know FFO and AFFO, you can work across a mixed portfolio, and you want a role where you can build something rather than just maintain it.
