As the Facilities Management Readiness Specialist, you will coordinate FM readiness, contractual readiness and asset maintenance processes across partners including the FM Sub-Contractor, ProjectCo and Queensland Rail. You will support governance frameworks, resolve emerging issues and ensure FM obligations, maintenance planning and documentation are ready for steady-state operations. A collaborative role for an experienced FM or maintenance professional seeking to influence how major public assets are managed. The Cross River Rail Delivery Authority is building a new 10.2km rail line that includes 5.9km of twin tunnels running under the Brisbane River and CBD; with four new underground stations at Boggo Road, Woolloongabba, Albert Street and Roma Street. Once complete, it will provide trains with a much-needed alternative rail path through the core of the current SEQ Rail network, unlocking a bottleneck and allowing more trains to run more often across the whole of South East Queensland. The Cross River Rail Delivery Authority is also delivering multiple supporting projects and activities in conjunction with Department of Transport and Main Road. These include accessibility rebuilds for eight surface stations, construction of three new stations on the Gold Coast; upgrades for stabling yards; track works and surface rail enhancements; and the introduction of a new ETCS digital signalling system. About The Role Play an important role in preparing Facilities Management and maintenance activities for Queensland's newest rail tunnel and stations assets. You will work collaboratively with the FM Sub-Contractor, Queensland Rail and other stakeholders to ensure contract provisions, maintenance requirements and asset management processes are fully ready for the transition into steady state. You will drive FM readiness governance, support performance management frameworks, contribute to asset and maintenance planning and help ensure all parties are aligned during the final stages of delivery and into ongoing operations. This is a great opportunity for someone with strong FM, maintenance or asset management experience to influence a major public infrastructure program. This opportunity is offered as a fixed term contract until August 2028 with possible extension. Key Responsibilities FM Contract Readiness & Governance Support the development and ongoing facilitation of the O&M Protocol between Queensland Rail and the FM Sub-Contractor. Align FM readiness activities with Project Milestones leading into Maintenance Phase Develop and validate FM contract service requirements including change management Lead the implementation of the FM Sub-Contractor performance and abatement framework with internal and external partners. Support quarterly reviews of FM Sub-Contractor (Initial Service Plan) ISP cost claims Maintenance & Asset Management Readiness Monitor FM Sub-Contractor asset preservation and maintenance activities. Ensure defect liability, warranty and helpdesk processes/resources are in place for Maintenance Phase Provide updates and inputs into the Operational Readiness Activity Schedule and monthly FM readiness reporting Cross-Stakeholder Planning & Integration Work collaboratively with Queensland Rail, the FM Sub-Contractor and alliance partners to contribute to the Year 1 CRR Annual Work Plan. Attend the Maintenance Advisory Group (MAG) as the Lead Integrator representative Assurance of Obligations Support assurance that maintenance and asset management activities meet contractual commitments across delivery, testing, commissioning and into Maintenance Phase Ensure Queensland Rail and the FM Sub-Contractor are jointly maintenance-ready prior to Service Testing Support required documentation for Queensland Rail's RIM and RTO submissions to ONRSR About You Strong knowledge and experience in facilities, asset or maintenance management within rail environments. Tunnel asset experience highly regarded Skilled in implementing asset management best practice across defect liability period, preventive and corrective maintenance Experience working within complex commercial or FM contract environments. Exposure to PPP models advantageous Excellent stakeholder engagement skills with the ability to influence, collaborate with diverse technical and senior stakeholders.
