Spire Recruitment has an opportunity for an experienced Property Manager to join a well-established, high-performing office in Melbourne’s inner north. This role will suit someone who enjoys taking ownership of a portfolio, building strong client relationships and working within a supportive, collaborative team environment. The opportunity: You’ll manage a well-structured residential portfolio, supported by strong systems, local market presence and a leadership team that understands the realities of day-to-day property management. The focus is on quality service, clear communication and looking after both landlords and renters the right way. Key responsibilities include: Managing the full tenancy lifecycle: leasing, ingoings, routines and vacates Building and maintaining strong relationships with landlords and renters Handling enquiries, issues and disputes with a calm, solutions-focused approach Managing rent reviews, lease renewals and rental arrears Completing entry, routine and exit inspections accurately and on time Coordinating maintenance with trusted trades and ensuring timely completion of works Preparing documentation and representing the agency at VCAT where required Maintaining accurate records and notes within the property management software Contributing positively to team culture and supporting colleagues when needed About you: You’re an experienced Property Manager who takes pride in your portfolio and values doing things properly. You enjoy being organised, communicating clearly and delivering a level of service that encourages clients to stay long term. You will ideally have: Proven experience managing a residential portfolio in Victoria A current Agent’s Representative Certificate or full Real Estate Licence Strong knowledge of the Residential Tenancies Act and VCAT processes Excellent written and verbal communication skills Strong time management and the ability to juggle competing priorities Confidence with modern PM software and Microsoft Office A current Driver’s Licence and reliable vehicle Why this role?
