This is a newly created role, designed to bring strategic focus and consolidated leadership to our property, facilities, and fleet operations as we scale. Reporting directly to the Chief Operating Officer, you'll join the corporate leadership team and take ownership of the full property lifecycle, capital works programs, facilities management, and fleet strategy across the Group. What you'll do: You'll lead the strategic direction and performance of our property portfolio (owned and leased), drive refurbishment and capital works programs across education, training, and commercial sites, and provide governance over facilities management and fleet operations nationally. You'll have three direct reports and work closely with Finance, Governance, People & Culture, and business unit leaders to ensure property decisions are integrated with workforce planning, service delivery, and the Group's long-term growth objectives. This role is the primary escalation point before COO involvement, so strong commercial judgement, clear communication, and the ability to provide assurance at executive and board level are essential. Key focus areas include: Developing and executing a Group-wide property strategy that supports current operations and future expansion, including international growth Leading property procurement, lease negotiations, acquisitions, renewals, and disposals Overseeing planning, design, and delivery of refurbishment and fit-out projects across a diverse portfolio Driving compliance across WHS, building, fire safety, accessibility, and statutory requirements Optimising fleet composition, procurement, maintenance, and whole-of-life cost management Championing digital transformation across facilities systems, maintenance management, and reporting Shape the future of a growing national organisation. What you'll bring: Tertiary qualification in Real Estate, Business, Operations Management, Facilities Management, or a related discipline Minimum 5 years in senior operational leadership, ideally as a GM Operations or equivalent within a complex, multi-site organisation Proven track record leading operational transformation across property, facilities, and/or fleet Strong commercial acumen with experience managing budgets, capital projects, and financial trade-offs Expertise in operational governance, risk management, WHS, and contractor management Experience navigating government contracts, funding arrangements, and regulatory frameworks Excellent stakeholder management skills at executive and board level Knowledge of the employment, education, or community services sectors is highly desirable.
