Business Context Our Client operates as a privately funded property developer and construction operator, delivering projects that are self-initiated, self-funded, and developed for long-term holding or staged completion, rather than third-party contract construction. Projects are undertaken based on available capital and land acquisition, with construction works progressing in stages aligned with funding cycles, approvals, and delivery priorities. This model requires disciplined on-site management, cost control, and program certainty, as delays or inefficiencies directly impact the owner’s capital exposure. Construction activities include civil works, structural concrete, drainage, and residential building components delivered across multiple sites in Victoria. Purpose of the Role This role has been established to provide end-to-end control of developer-led construction delivery, where the business acts as both project owner and construction operator. Unlike third-party contract builds, developer-led projects require: - continuous cost oversight - staged construction planning - tight coordination between funding, approvals, and site execution The Construction Project Manager is responsible for ensuring that projects are delivered efficiently, safely, and in line with approved budgets and timelines, without reliance on external principal contractors. This is not a consultancy or advisory position. It is a hands-on delivery role with direct accountability for outcomes. Key Responsibilities - Manage the full lifecycle of self-developed construction projects from mobilisation to completion - Plan and control construction programs aligned with staged funding and approvals - Determine construction methodologies and sequencing appropriate to developer-led delivery - Coordinate site teams, subcontractors, suppliers, and consultants across active developments - Maintain cost control, forecasting, and cash-flow awareness across project stages - Manage variations, progress claims, and subcontractor payments within approved budgets - Oversee procurement of subcontract trades and materials in line with project requirements - Ensure compliance with Australian Standards, planning conditions, and WHS obligations - Maintain accurate project documentation, records, and compliance files - Conduct site inspections, quality checks, and defect management - Liaise with engineers, inspectors, and authorities as required - Prepare structured progress, cost, and risk reports for ownership review Essential Experience & Capability - Proven experience as a Construction Project Manager managing owner-led or developer-driven projects - Strong background in civil works, residential construction, or mixed construction activities - Demonstrated ability to manage projects where cost, time, and risk sit directly with the owner - Experience coordinating subcontractors and site teams without a separate principal contractor - Solid understanding of construction programming, cost control, and contract administration - Ability to operate independently with accountability for project outcomes - Professional working proficiency in English Qualifications - Degree in Construction Management, Civil Engineering, Project Management, or related discipline - Extensive relevant experience may be considered in lieu of formal qualifications Salary $91,000 - $93,000 per annum plus Superannuation
