The opportunity & how you will make an impact: We are seeking expressions of interest from Operations Managers to join our Integrated Property Solutions team supporting a portfolio of mixed-use and retail assets across metro Brisbane and Logan. As part of our growing Asset Management portfolio, we are building a talent pipeline of Operations Managers who are interested in future opportunities with Urbis. This role is suited to someone who thrives in the operational heartbeat of property — ensuring assets run efficiently, safely and in line with both commercial and compliance expectations. Working closely with Asset and Property Management teams, you will play a key role in overseeing day-to-day operations, managing contractors and ensuring assets are maintained to a high standard — while continuously identifying opportunities to improve performance, reduce risk and optimise costs. You will: Oversee day-to-day operational performance across a portfolio of assets Manage maintenance, repairs and contractor works to ensure assets are well maintained Coordinate and manage vendor contracts and service providers Conduct regular site inspections and ensure compliance with safety and regulatory requirements Support budgeting, cost control and outgoings reconciliations Track and manage compliance, documentation and contractor records Work closely with property and asset management teams to align operations with broader asset strategy Support tenant satisfaction through responsive and efficient service delivery Identify opportunities to improve operational efficiency and asset performance About you: You're someone who sits in that “ready for more” space — you've built a solid foundation in property or centre management and are now looking for broader exposure, more ownership and a portfolio that stretches your capability. You will bring: Around 5 years' experience in operations or property management Strong experience managing maintenance, contractors and operational workflows A solid understanding of compliance, safety and regulatory requirements Strong organisational skills and the ability to manage multiple sites and priorities Confidence working with stakeholders including clients, contractors and internal teams A proactive, solutions-focused mindset with strong attention to detail Relevant certifications (e.g. Agent's Representative Certificate or Real Estate Licence preferred) A valid driver's licence and willingness to travel across sites Why Urbis?
