Location: Sydney CBD Corporate Office | 5 days office-based Reports To: General Manager - Corporate Finance The OpportunityAs an Investment Analyst for The Living Company’s Retirement Living Core Fund (RLCF), you’ll contribute to the full life cycle of investment management – gaining meaningful exposure across live transactions, asset management, fund modelling, reporting and investor relations. This is a high-performance role offering genuine deal exposure within an ambitious and growing industry. Your Impact Support capital management decisions through scenario analysis, capital capacity modelling and debt strategy evaluation Maintain and enhance detailed fund models to forecast IRR, income and capital returns Analyse key drivers of historical and forecast performance across portfolios Identify and assess new real estate investment opportunities and development feasibilities Build robust financial models and investment monitoring tools to support decision-making Assist with the execution of acquisitions, due diligence, disposals, equity raises and debt transactions Partner with development, operations, sales and marketing teams to align investment and asset strategies Support investor engagement through preparation of investment packs, board papers, Investment Committee memos and mandated institutional reporting Monitor portfolio performance and ensure assets are managed in line with investment mandates and guidelines Support external valuation processes and portfolio reporting requirements What you'll bring 2–5 years’ experience in Big 4 (Transaction Services, M&A, Deal Advisory), corporate finance, investment banking, consulting or a related field Strong financial modelling capability, including cash flow modelling, feasibility analysis and valuation techniques A commercially minded, entrepreneurial approach to problem-solving Analytical rigour with advanced Excel and quantitative skills Strong written communication skills, with the ability to prepare high-quality investment papers and reports Confidence working with cross-functional stakeholders and external advisors An understanding of Australian real estate markets and development processes (highly regarded) A degree in Finance, Commerce, Property, Economics or a related discipline Why The Living Company?
