Commercial Property Manager – Brisbane CBD Location: Brisbane CBD Employment Type: Full-time Salary: Up to $90,000 – $100,000 Superannuation An established property and asset management team is seeking an experienced Commercial Property Manager to oversee a portfolio of CBD office assets. This is a hands-on role offering full portfolio ownership , focusing on property operations, tenant engagement, financial performance, and compliance. This role suits a commercially minded property professional who thrives in structured environments, enjoys building strong stakeholder relationships, and takes accountability for delivering results across their portfolio. Key Responsibilities Portfolio Management & Ownership – Take full accountability for the day-to-day operations and performance of your CBD commercial properties. Tenant & Landlord Engagement – Build and maintain strong relationships, ensuring tenant satisfaction and landlord confidence. Lease Administration & Compliance – Oversee lease agreements, arrears management, and ensure properties meet all regulatory and contractual obligations. Financial Performance & Forecasting – Monitor income, manage budgets, and provide accurate reporting to optimise portfolio returns. Leasing & Vacancy Management – Support leasing activities, manage vacancies, and coordinate documentation for smooth transitions. Maintenance & Capital Works Coordination – Work with operations teams and contractors to deliver timely maintenance and capital improvements. Reporting & Business Planning – Prepare monthly client reports and contribute to strategic property business plans. Operational Excellence – Conduct property inspections, identify operational improvements, and implement best practices across the portfolio. Stakeholder Collaboration – Liaise with contractors, consultants, and legal representatives to ensure seamless property operations.
