About the Role As a Property Marketing Specialist, you will play a key role in driving the performance and growth of our residential property portfolio through strategic marketing, market analysis, and effective promotion. This role combines hands-on property portfolio management with data-driven marketing, pricing, and advertising initiatives to maximise occupancy, rental returns, and brand presence. You will identify market opportunities, advise on pricing and promotion strategies, and plan, coordinate, and implement advertising campaigns that support leasing and business growth objectives, while ensuring full compliance with ACT legislation. Key Duties & Responsibilities Identify market opportunities and advise on the development, coordination, and implementation of marketing and advertising strategies for residential properties Analyse consumer data, rental patterns, and market preferences to interpret and predict current and future trends Research demand and market characteristics for new and existing properties Commission and undertake market research to support pricing, positioning, and promotional decisions Support business growth through the preparation and execution of marketing objectives, policies, and programs Advise management and landlords on all elements of marketing, including pricing, product mix, advertising, sales promotion, and distribution channels Advertising & Campaign Management Plan, develop, and organise advertising policies and campaigns to support leasing and sales objectives Coordinate the production of advertising campaigns, including copywriting, artwork, media scripting, photography, videography, and media placement Ensure advertising activities are delivered within time and budget constraints Create consumer awareness and effectively promote property attributes to target markets Property Portfolio Management Manage a residential rental portfolio from tenancy commencement through to termination Oversee the full leasing process, including advertising, open homes, tenant selection, and lease preparation Coordinate property maintenance, repairs, and related services in collaboration with landlords and contractors Act as the primary point of contact for landlords and tenants, delivering a high standard of service and communication Compliance & Administration Ensure compliance with the Residential Tenancies Act 1997 (ACT) Manage rental payments, arrears, bonds, and tenancy documentation Maintain accurate records, reporting, and documentation using property management software Essential Skills & Experience Minimum 2–3 years’ experience in residential property management Strong experience in property marketing, property management, or a related marketing-focused role Proven ability to analyse market data and consumer trends Experience planning and executing advertising and promotional campaigns Excellent communication and stakeholder advisory skills Strong organisational skills with the ability to manage multiple priorities within deadlines and budgets Knowledge of ACT residential tenancy legislation (highly regarded) Qualifications & Licensing At least a bachelor’s degree in management/marketing or equivalent. Current ACT Real Estate Agent Registration or eligibility to obtain Relevant qualification in Property Services, Real Estate, or a related field (preferred) Personal Attributes Professional, ethical, and client-focused Strong problem-solving and decision-making skills Ability to work independently and collaboratively within a team Reliable, adaptable, and well-organised Work Environment Office-based role with regular field work, including property inspections Full-time position with flexibility to meet operational and client needs Why Join Home | Momentum Property?
