Purpose of the Role BGIS is seeking an experienced Property Manager to oversee a diverse State-wide portfolio of leased and owned properties across Victoria. Reporting to senior operational leadership, you will coordinate day-to-day property operations, manage leases, maintain compliance, and support smooth, customer-focused service delivery. The ideal candidate is organised, proactive, collaborative, and committed to continuous improvement, with strong stakeholder engagement, financial acumen, and problem-solving skills. Key Responsibilities - Oversee day-to-day management of leased and owned properties, including tenancy coordination and maintenance oversight - Ensure compliance with statutory obligations, lease terms, safety requirements, and BGIS governance processes - Manage landlord and tenant obligations, rent reviews, lease variations, and property alterations - Support property transitions, inspections, lifecycle planning, and condition assessments - Collaborate with Facilities Management, Asset Management, and Finance teams for integrated service delivery - Monitor financial performance, budgets, outgoings, and invoicing - Maintain accurate records in BGIS Connect and deliver real-time reporting - Identify opportunities for continuous improvement, sustainability, and service innovation Education, Experience & Skills Essential: - Tertiary qualification in property, facilities management, real estate, business, or related discipline (preferred) - Experience managing commercial, government, or institutional properties - Knowledge of property legislation, leasing, planning, and contract obligations - Stakeholder and tenant relationship management skills - Financial acumen: budgeting, forecasting, and outgoings reconciliation - High proficiency in digital systems, FM technologies, and data-driven insights - Strong written, verbal communication, and negotiation skills - Victorian driver licence and willingness to travel across metropolitan and regional locations Workplace Flexibility Based at our Melbourne CBD office , close to public transport and amenities. Flexible hybrid work (3 office / 2 WFH) post probation is offered. Ad hoc travel and site visits required.
