The impact you’ll have: Strata communities rely on clear, confident guidance to stay compliant, financially healthy, and well-managed. In this role, you’ll be the trusted point of accountability for a defined portfolio, helping committees make good decisions, keeping buildings running smoothly, and supporting owners through day-to-day matters. This is primarily a Strata Manager role, and we’ll consider hiring someone at Trainee Strata Manager level for someone with strong transferable skills who’s ready to build into portfolio ownership. We can adjust the portfolio scope to suit the successful candidate. Full ownership for an experienced Strata Manager, or a structured, progressive portfolio for a trainee as capability builds. What you’ll do: Take ownership (or progressively take ownership) of a structured strata portfolio end to end. Provide practical legislative and governance advice so committees can make informed decisions. Prepare for and lead AGMs, EGMs, and committee meetings with structure and professionalism. Oversee maintenance and capital works, balancing compliance, cost, and long-term outcomes. Navigate disputes and emotionally charged conversations calmly and with clear outcomes. Keep notes, records, and systems accurate and up to date. What you’ll bring: Either independent strata/body corporate portfolio experience OR strong transferable experience in property, facilities, compliance, governance, or a regulated service environment. The judgment to interpret legislation, rules, and policies in real situations. Confident communication with owners and committees, including when emotions are high. Strong organisation and follow-through to handle deadlines, actions, and administration. Financial confidence and ability to explain budgets, levies, and arrears. Systems discipline and ability to keep accurate records, consistent documentation, and reliable workflows. Direct strata management experience is helpful but not essential.
