About the Role Reporting to the Asset and Facilities Manager, this role is responsible for leading and managing the Internal Maintenance Service (IMS) team to deliver high-quality property maintenance services across CHL properties. The position has a strong commercial focus, with accountability for operating and growing the service as a sustainable and viable business. The role will develop and implement strategies to drive business growth, maximise revenue, optimise operational efficiency, and maintain high standards of service delivery. In addition, you will provide advice and support in the management of CHL’s asset base, ensuring consistent application of organisational asset policies, plans, procedures, and standards. Key responsibilities include, but are not limited to: Oversee budgeting, manage profit and loss, and make strategic decisions to ensure the financial sustainability and growth of the service. Coordinate maintenance works to ensure jobs are completed on time, within scope, and to required quality standards. Procure materials and products to ensure timely and sufficient supply to support service delivery. Identify and implement cost-saving initiatives and process improvements to enhance operational efficiency and profitability. Optimise the use of human, financial, and material resources to achieve best-value outcomes within budget constraints. Lead, develop, and support the IMS team, fostering a culture focused on high-value, sustainable, and efficient service delivery. Ensure all administrative requirements relating to contracts, jobs, and staff are completed accurately and within required timeframes. Proactively identify and pursue new project development and implementation opportunities. Provide additional support to the broader team and organisation as required. About You You will demonstrate a strong understanding of, and commitment to, responsive and efficient asset management and its importance in supporting community housing outcomes. To be successful in this role, you will have: Essential Criteria: Demonstrated experience in business management, financial oversight, and strategic planning. A proven track record of driving business growth and managing profit and loss. Strong capability in strategic planning, resource management, and improving operational efficiency. Trade qualification and relevant industry experience (desirable). Current White Card and relevant OHS training. First Aid Level 2 certification. Commitment to the right of every person to access safe, good-quality housing. Current driver’s licence. Satisfactory Police Check and Working With Children Check.
