About the role Reporting to the Head of Property, you will join a team of experienced Senior Property Managers to manage a portfolio of leases, licences and agreements to optimise returns and minimise risk. You will coordinate property projects, oversee private sector land development, lead commercial negotiations, and ensure compliance with statutory, environmental and safety requirements. This role works cross-functionally with Finance, Operations and other internal teams, and engages externally with tenants, service providers and regulators. You'll be accountable for maintaining accurate property records, managing revenue and outgoings, and supporting strategic planning and operational objectives. Key responsibilities Manage end-to-end commercial agreements (leases, licences, agreements), including market rent reviews, variations, assignments, subleases and renewals. Lead commercial negotiations that drive the best outcomes while safeguarding compliance and risk. Oversee development proposals to ensure alignment with strategic plans, operational requirements and environmental obligations. Maintain accurate property data and financial records (critical dates, terms, insurance certificates), and ensure timely billing, arrears management and recovery actions. Prepare and manage revenue and expenditure budgets; collaborate with Finance on forecasting, valuation inputs and performance reporting. Coordinate tenant onboarding/offboarding requirements and facility management. Monitor and ensure compliance with regulatory, environmental, OH&S and security obligations. Build strong relationships with tenants, service providers and internal stakeholders; represent the organisation at relevant industry meetings as required. About you To be successful in this role, you will bring a commercial, customer-focused mindset and can balance operational detail with strategic objectives. Tertiary qualifications are beneficial (property, commerce, law or related), but not essential. Minimum 5 years' experience in a commercial property environment, ideally with exposure to industrial and logistics assets (retail/office experience will also be considered). Strong knowledge of property management practices, financial analysis and project management. Demonstrated negotiation skills with a track record of delivering superior outcomes. Excellent relationship-building and communication skills, with a focus on customer service, compliance and continuous improvement.
