Key Responsibilities: · Develop and execute the branch’s local sales and marketing plan in alignment with corporate strategy, to achieve branch-specific sales targets, market share, and profitability objectives. · Lead the branch’s marketing initiatives across digital and traditional channels to generate quality listings and buyer leads, effectively promoting the local property portfolio and branch brand. · Manage, coach, and motivate the branch sales team (agents and support staff) to maximise performance, ensure adherence to group standards, and foster a high-performance culture. · Conduct in-depth analysis of the local property market, competitor activity, and community trends to identify opportunities and tailor branch sales and marketing tactics accordingly. · Uphold and implement the group’s brand standards, ensuring all branch marketing materials, agent communications, and customer interactions are consistent and professional. · Manage the branch’s marketing budget efficiently, coordinating local advertising (including digital campaigns, print, and community events), property photography/videography, and promotional activities. · Oversee the branch’s online presence, including local social media accounts, property portal listings (e.g., realestate.com.au, Domain), and website content to maximise engagement and lead generation. · Build and maintain strong relationships with key local stakeholders, including vendors, buyers, community leaders, local media, and potential business referral partners. · Monitor, analyse, and report on the branch’s sales pipeline, marketing campaign performance, and key metrics to the area/state manager, making data-driven adjustments to improve results. · Ensure the branch operates in full compliance with all relevant industry regulations, legislation (e.g., Fair Trading), and corporate policies.
