12 month initial contract with possible extension options Brisbane location Eden Ritchie Recruitment are seeking a Contract and Compliance Specialist to join a major statewide infrastructure team on a full-time AO6 contract based in Brisbane CBD. This role offers the opportunity to support high-value facilities and asset management contracts across a diverse school portfolio, contributing to safe, compliant, and well-maintained learning environments. About the Role As the Contract and Compliance Specialist, you will play a key role in overseeing the delivery of Public-Private Partnership (PPP) and Design, Construct and Maintain (DCM) agreements. This is a highly practical, site-focused position involving regular inspections across multiple school locations and working closely with facility management providers, contractors, school leaders, and internal stakeholders. Your work will directly support contract compliance, risk reduction, data accuracy, and value-for-money outcomes, with a large focus on structured assessments, evidence-based reporting, and performance monitoring. Key Responsibilities Plan and conduct school-based inspections of cleaning, buildings, grounds, and associated assets using established standards and checklists. Witness, verify, and document facilities management, maintenance, repair, and lifecycle works at school sites. Identify, investigate, and escalate issues or non-conformances, assess risk and priority, track rectification, and produce concise evidence-based reports. Monitor contractor performance against KPIs, response timeframes, and service specifications, providing input into abatements and performance discussions. Validate and analyse asset and work-order data across FM/asset systems and Excel to reconcile on-site findings and enhance data quality. Coordinate site access and maintain strong communication with school contacts, FM operators, contractors, and internal stakeholders. Maintain disciplined record-keeping aligned with required project and audit standards. Qualifications & Experience Tertiary qualifications or equivalent experience in facilities/asset management, engineering, building services, building surveying, or contract management. Demonstrated experience in site-based condition assessments and overseeing maintenance activities. Strong understanding of facilities maintenance contracts, including Deeds, KPIs, and rectification requirements. Proficiency in FM/asset management systems and Microsoft Excel. Ability to work autonomously across multiple sites, with excellent stakeholder engagement and reporting skills. Highly desirable: Trade/technical background (electrical, mechanical, or building) or experience with asset standards and maintenance guidelines. Mandatory Requirements Current Blue Card (Working with Children). Open driver’s licence. Ability and willingness to travel regularly for school inspections (Sunshine Coast, Logan, Ipswich, Gold Coast and surrounds). Capacity to undertake extensive on-site walking and physical inspections.
