Your opportunity As the Leasing Executive, you will be required to maximise leasing income and deliver occupancy targets across our portfolio of Build to Rent assets. This role will be based from our premium Build to Rent asset LIV Anura at Newstead. Your responsibilities will include: Deliver and exceed leasing targets identified in each asset’s Leasing Plan Contact all leads within set timeframes, conduct follow up calls, to move prospective renters through the leasing pipeline as efficiently as possible. Ensure the sales pipeline is exhausted and clean at all times. Book site inspections and work with the wider asset team(s) to implement any required initiatives to drive excellence in presentation, performance and safety standards Complete property tours with prospective customers, highlighting the LIV value proposition and aligning with the LIV Customer Service Charter Maintain an up to date understanding of property availability, pricing, lease terms and any incentives on offer. Act as the primary contact for all new lease negotiations and renewals, from initial point of contact through to handover to the leasing administration team with accurate input of information within the required systems Provide direction and input into the creation of leasing marketing materials and ensure accuracy and consistency across all channels Actively contribute to business development identifying new business opportunities, develop relationships with local businesses, sporting teams ,organizations looking for corporate housing Work closely with the onsite property team, liaising on status of units, any break leases, units at risk of leaving or termination. Contribute the preparation of reports on occupancy, leads and market conditions. Adhere to Mirvac policies, procedures and meet all internal and external reporting and compliance requirements specific to the roles and responsibilities of the position Actively contribute to project working groups across the business that deliver tangible outcomes for the division Work collaboratively with team members and stakeholders to ensure system/data integrity, efficient information flow and to drive portfolio wide excellence and efficiencies through consistency of approach, reporting and transfer of experiences and learnings Maintain up to date knowledge of current market information and relevant research, including identifying and responding to trends in the markets Champion the consistent application of the key Mirvac values, leading by example and promoting a high-performing and collaborative environment Ability to work evenings, weekends, public holidays and across multiple assets as required Assist with any projects or undertake additional duties as required Your point of difference 3 years of experience in real estate or sales industry Previous success in creating and driving leads and achieving targets Demonstrated success in achieving results through effective relationship management at all levels, and by driving a customer-centric strategy Commercial/financial acumen High level of IT proficiency, with Salesforce, Yardi and StarRez experience desirable A strong understanding of relevant legislation Relevant tertiary qualifications are desirable The following certifications are required: Real Estate Agent or Assistant Agent License Strong analytical and report writing skills Exceptional organisational skills with the ability to prioritise work effectively, ensuring deadlines are achieved on time Strong pitching, influencing, presentation and negotiation skills Ability to think strategically, adapt to change, deal with ambiguity and complexity Proactive and self-motivated mindset, with the ability to solve issues as they arise and to improve system and process efficiencies and effectiveness A commitment to quality, professionalism, confidentiality and attention to detail Exceptional communication (written & verbal) and interpersonal skills All of these attributes are preferred, if you think you may be the right fit for the role please still apply.
