We are now looking for a Senior Property Manager to join our team and manage a portfolio of leased residential investment properties, overseeing the day-to-day operations. Tasks will include: Maintaining strong relationships with landlords, tenants, trades and stakeholders Ensuring compliance with legislation and owners’ instructions Liaising with owners to discuss rental terms, making recommendations based on market research and taking instructions Co-ordinating incoming tenant processing including conducting opens, reviewing and assessing applications, making recommendations to owners and preparing leases Reviewing rental ledgers and pursuing rent arrears Conducting relevant inspections and preparing condition reports Managing repairs and maintenance by liaising with appropriate trades, obtaining quotes, providing to owners, initiating action and monitoring outcomes Scheduling and actioning lease renewals in a timely manner Co-ordinating vacation processes including inspection, bond finalization, reporting to owner Maintaining timely and accurate records of all actions on properties Managing property compliance matters such as smoke alarms, water safety measures, blind cord checks Assisting with NCAT representation by collating accurate documentation and evidence Supporting accurate trust accounting by ensuring current and accurate data input The successful candidate will have: Cert IV in Real Estate Practice or at least 3 years’ relevant experience Real Estate Class 2 licence Clean current NSW Driver licence Minimum one year’s experience in residential property management with proven ability to manage a rental property portfolio end-to-end Experience handling rent arrears, tenancy disputes, repairs and maintenance coordination, and routine/condition inspections Additional experience in a real estate agency across a variety of roles Working knowledge of Sydney rental market Exposure to tribunal representation (e.g. NCAT) and trust accounting processes highly regarded Experience mentoring or supporting junior team members advantageous Exceptional communication and interpersonal skills High level organisational ability and ability to manage competing priorities Attention to detail Problem-solving skills Proficiency in property management software systems Leadership skills This is a full-time, 38 hour per week role with hours worked on roster from Monday to Saturday. For this role we are offering a base salary of $143 000 super car allowances.
