The Senior Accountant is responsible for the day to day running of the development finance scope relevant to all projects in delivery and at completion. In this role you will work closely with business stakeholders across ESR Australia to deliver commercial value to the development business and accurate accounting for our development funds. Development Finance Development Fees Accruing for monthly development management (DM) fees based on the calculation provided by the development team Ensuring payment of DM fees and being the contact point for Corporate team for any DM fees collection delays by coordinating with funds finance and development team as relevant Upon project completion coordinate audit of final development costs and perform DM fee wash up and DM fee retention release Development Cost Reporting Ensuring that the financial data is maintained accurately in Yardi between the GL and Job Cost (JC)/Construction Manager by performing monthly JC reconciliations Accruing for monthly development capex as necessary Provide cost to date information include development accruals for each valuation cycle required by the fund and at year-end. Post year-end perform an analysis between actual and forecast (development accruals) to determine impact on the overall valuations Accounting for any transfer of Development Capex to Investment Property upon completion including required accruals (process will be initiated by Development team) Supporting year-end audits relating to development costs and valuations Development Cost Payments Support Working closely with the Development and Accounts Payable team to resolve any contract and invoice issues and to ensure timely payment of invoices in compliance with SOPA rules Ensuring that external vendors are paid on time and supporting any VendorCafe matters (e.g. how to find a contract, how to submit invoices) Support set up of any new development team members in contract roles on jobs (properties) via submission of requests to YardiSupport (to be led by Development team) Other (in conjunction with funds finance broader team) Assisting Development or Fund Management team with ad-hoc queries and requests relating to actual project development costs Arranging for Bank Guarantee facilities, BG’s and cash bonds to be issued as required Engaging with tax advisors and leading any land tax exemptions (AOS application) process Raising invoices for any tenant fitout works / recovery of costs from authorities etc Arranging tax depreciation reports upon project completion based on final QS certification Process Improvement Pro-actively seek and identify any process and system improvements within the Development Team and Finance Team Assist with any team projects and process improvements as required and takes responsibility for deliverables Mentoring & Developing Staff Upskilling funds finance team members over time to support development finance responsibilities Requirements Qualifications: Degree qualification Chartered Accountant/CPA qualified Essential requirements: 4-5 years post qualification experience Experience of Yardi in particular job costing Intermediate or above proficiency in Microsoft Excel Ability to complete tasks while meeting tight deadlines Attention to detail and good record-keeping skills Professional, results driven, strong work ethic and with high integrity Strong communication skills with demonstrated verbal, written and presentation skills Personal Attributes: Excellent problem-solving skills Team player focussed on supporting team deliverables Ability to coordinate various business stakeholders and competing deadlines
