What you’ll be doing Financial, Audit and Tax Preparation of monthly management accounts for the funds in accordance with Charter Hall reconciliation policies, agreed monthly timetable and presentation of the results to stakeholders. Complexities include accounting for development properties, equity accounting of joint ventures, borrowings and derivatives and consolidation of subsidiaries. Assist with the half yearly review/audit process for the group, including the preparation of general purpose consolidated financial statements. This includes the preparation of the cashflow statement, supporting workpapers and respond promptly to queries from external auditors. Preparation of audit and board reporting papers. Preparation and lodgement of monthly BAS/GST return for the consolidated entity and subsidiary entities. Preparation of distribution tax calculations, AMIT statements, including the liaison with external tax advisers. Preparation of annual income tax returns including the liaison with external tax advisers. Responsible for the set-up of new properties, liaising with the transaction and property accounting teams. Preparation of CGT calculations and associated financial accounting for any asset divestments. Provide and apply technical accounting and taxation knowledge to ad hoc scenarios as required. Ensure that the financial data is maintained in an efficient manner including all GL information in Yardi. Preparation of consolidation and operating earnings calculation Unit pricing, PDS and Scheme administration Preparation of daily unit price calculations in accordance with the Unit Pricing Procedure and Policy and Fund constitutions. Work closely with asset managers, fund analysts, internal/external registry, investor relations and investors and respond to any ad hoc requests promptly. Assist with quarterly investor reporting and monthly Charter Hall Group reporting. Morningstar and MSCI reporting – prepare and submit fund data to external research houses. Liaise with internal property managers and property accountants to ensure overall quality of property information. Liaise with internal transactions team to support upcoming property acquisitions or disposals. Ensure that the unit register records for the specific entities are accurate and up to date and work with internal/external registry teams as required. Treasury, Transaction Support, Business Partnering and adhoc Manage timely issuing of specific trust invoices, payment and accurate coding of trust payments. Cashflow forecast and cash management. Provide assistance to other team members during heavy workload times and other ad hoc tasks when required. Lead and/or assist with team projects as required. Continuously drive process improvement and implement best practices across all entities and funds and work together with other stakeholders and peers to achieve this. Key outcomes Proficiency in unit pricing procedures and policy - identify key drivers of unit price movements. Timely delivery of month end processes and year end reporting. Gain a sound understanding of business as usual (BAU) procedures. Take ownership and become the subject matter expert for the funds under your responsibility and to be the main point of contact to internal and external stakeholders Gain an understanding of the multiple facets of the business, and how decisions (i.e. transactions) will make an impact on across multiple financial disciplines (i.e. tax, treasury, audit, etc.) Work autonomously and identify improvements based on self-review. Challenges Key area of risk is daily unit pricing with continuous scrutiny to ensure any unit price impacts are captured timely and accurately Managing time to be able to deliver quality work to deadlines on monthly basis. Strong communication skills to manage expectations of stakeholders. Coordinating multiple stakeholders from auditors to Fund Managers, property finance team etc. Fast paced organisation, continuous improvement and dynamic environment.
