About the Role: The Fabric Technician is responsible for delivering high-quality maintenance and repair services across the building fabric of corporate office facilities. The role involves planned, preventative, and reactive maintenance of non-MEP (Mechanical, Electrical, Plumbing) elements, ensuring a safe, clean, and professional workplace environment for staff and visitors. This includes duties such as carpentry, minor plumbing, painting, decorating, and general building upkeep. The technician will work closely with Facilities Managers, contractors, and other service providers to support building operations and ensure minimal disruption to daily business activities What You'll Do: Fabric Maintenance & Repairs Carry out planned preventative maintenance (PPM) on building fabric including doors, floors, walls, ceilings, windows, partitions, and fixtures. Respond to and resolve reactive maintenance issues in a timely and professional manner (e.g., damaged tiles, faulty locks, door hinges, patch plastering, etc.). Undertake minor carpentry, joinery, painting, plastering, tiling, and basic plumbing tasks. Carry out furniture repairs and office fabric adjustments as required (e.g., workstation fixes, cabinet repairs, shelving). Workplace Standards & Aesthetics Maintain the overall condition and presentation of the office environment, ensuring it aligns with corporate standards. Support office moves, layout changes, and small fit-out projects (e.g., partitioning, fixture installations, signage updates). Assist in maintaining corporate visual standards including paint touch-ups, flooring repairs, and general wear-and-tear fixes. Health, Safety & Compliance Adhere to health and safety regulations, risk assessments, and safe systems of work (e.g. working at height, COSHH). Identify and report hazards, defects, or deterioration in building fabric, escalating where necessary. Support statutory compliance activities (e.g., fire door inspections, emergency egress maintenance, etc.). Collaboration & Communication Liaise with Facilities/Building Managers and office coordinators to schedule work with minimal disruption to occupants. Escort and supervise contractors as required for fabric-related tasks. Keep detailed records of work completed using a Computer-Aided Facilities Management (CAFM) system or job sheets. Support Services Assist with event setup/takedown, furniture relocations, minor installations, and ad hoc requests from corporate departments. Support sustainability and energy efficiency efforts (e.g., reporting draughts, leaks, insulation issues. What You'll Need: NVQ Level 2 or 3 in a relevant trade (e.g., Carpentry, Painting & Decorating, Building Maintenance) or equivalent experience. Minimum 2-3 years of experience in a facilities or property maintenance role, preferably in a commercial or corporate environment. Strong practical skills across a range of fabric trades and disciplines. Good understanding of health & safety legislation and safe work practices. Ability to interpret maintenance schedules, plans, and basic building drawings. Competent in using hand and power tools safely and effectively. IT literate - able to use CAFM systems, email, and reporting tools.
