Stage 1 of The Works will deliver 179 modern apartments across five buildings, seamlessly blending cutting-edge design with the site’s industrial heritage. Currently in the early works and procurement phase, we’re finalising key trade packages and have commenced work onsite, an exciting time to come on board and help bring this vision to life. ABOUT THE ROLE As a Senior Contracts Administrator at Growthbuilt, you will play a pivotal role in driving the commercial success of The Works, Corrimal Stage 1. Reporting to the Project Manager with support from a divisional Contracts Manager, you’ll spearhead procurement strategy, contract negotiation, budget control and overall commercial management for the project. You’ll collaborate closely with our site delivery team, subcontractors, and key stakeholders to ensure cost efficiency, contract compliance, and seamless execution of this major project. Importantly, you’ll take the lead on administering the head contract, managing subcontractor agreements, and mitigating commercial risks to protect Growthbuilt’s interests while delivering on time and within budget. Here’s what your day-to-day might look like: Oversee procurement and contract negotiations: developing and executing the project procurement plan, packaging trade scopes, conducting tenders and driving negotiations to secure the best outcomes. Manage project financials and budget control : monitor project costs, maintain up-to-date cost reports and forecasts, and provide transparent financial reporting to ensure the project stays on budget. Administer the head contract : ensure all head contract conditions, deliverables, notices (inc. any variations, EOTs, delays etc) are administered in accordance with our entitlements to protect Growthbuilt’s commercial position and ensure the project runs smoothly. Lead subcontractor management : from award to project handover, prepare and negotiate subcontracts and supply agreements, manage subcontractor performance and progress, assess variations and claims, and issue notices (NODs, NCRs etc) as required, all while fostering positive relationships. Collaborate on project delivery : work closely with the Project Manager and site team to resolve any contractual or financial issues quickly, keep the project programme on track, and maintain open communication with the client’s team (Principal, Superintendent, consultants). Implement cost control & value engineering : continually seek opportunities for cost savings or value-add through value engineering and careful scope management, without compromising on quality, safety or client outcomes. Project reporting & compliance : prepare monthly reports on budget status, cost to complete, cash flow forecasts, and risks/opportunities. Present financial updates to senior leadership and ensure all commercial activities align with Growthbuilt’s policies and the compliance requirements. ABOUT YOU You are a seasoned Contracts Administrator who thinks like an owner and thrives on creating value through your commercial expertise. Ideally, you’ve honed your skills with a Tier 2 or Tier 3 head contractor, where you have delivered 3 end-to-end large-scale building projects. You’re a self-starter who’s known for your attention to detail, excellent negotiation skills, and ability to build strong relationships with clients, consultants, subcontractors, and internal teams. Navigating complex head contracts and subcontracts is second nature to you, and you have a strong grasp of financial reporting, cost management, and commercial risk management on projects of significant size (think high-value residential or mixed-use developments). You combine high-level commercial acumen with practical problem-solving, identifying issues early, communicating effectively, and driving solutions collaboratively. You take pride in keeping projects on budget and on schedule, and you approach challenges with a proactive, “get it done” mindset. A tertiary qualification in Construction Management (or related field) is highly regarded, but your track record of delivering results, upholding contract entitlements, and partnering effectively with project teams is what sets you apart.
