Construction Manager
We are working with a leading industrial real estate platform seeking a skilled Construction Manager to oversee capital improvement, tenant build-out, and vacant space preparation projects across a designated region. This role is ideal for a detail-oriented construction professional with strong budgeting and project management skills, who thrives in a fast-paced, multi-project environment. Reporting directly to the Director of Construction, this individual will play a key role in ensuring projects are completed on time, within budget, and aligned with corporate standards.
Key Responsibilities:
- Manage all phases of capital expenditure and tenant improvement projects from planning through execution.
- Develop project budgets and maintain accurate capital cash flow forecasting.
- Ensure all construction activities align with lease agreements and corporate guidelines.
- Collaborate cross-functionally with regional construction, property management, asset management, and construction operations teams.
- Build and maintain relationships with qualified vendors and contractors, ensuring competitive pricing and performance.
- Expand the network of approved vendors while upholding procurement integrity.
- Provide budgetary and scheduling input to acquisition teams for deal underwriting and project planning.
- Serve as the primary point of contact for contractors and third-party project managers.
- Submit monthly regional cash forecasts and project updates with supporting documentation.
- Monitor and manage third-party construction management expenses.
- Travel regionally (approximately 3 days per week) to oversee active projects and resolve on-site issues.

Qualifications:
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred.
- Minimum 5 years of commercial construction experience, ideally in industrial, development, or tenant improvement projects.
- Strong proficiency in reading construction and lease documents.
- Knowledge of project management software, Yardi, Adobe Acrobat, and Microsoft Office (with advanced Excel skills).
- Experience with legal construction contracts, AIA documentation, and construction draw processes.
- Proven ability to manage multiple construction projects simultaneously.
- Excellent communication, problem-solving, and organizational skills.
