About the role We're seeking an experienced Services Manager to join our growing Queensland business unit, reporting to the SLT and working in lockstep with our project leadership teams. This is a senior, portfolio-level role — you'll own building services strategy and delivery across our QLD pipeline: commercial, residential, warehousing, retail, fit out, refurbishment, repositioning, remedial and leisure — from design review through commissioning and handover. You'll be the technical authority across mechanical, electrical, hydraulic, fire, vertical transportation and BMS for the QLD BU on larger, more complex projects. What you'll do Oversee and coordinate the various services required for key projects across the QLD portfolio. Lead services design review and value engineering across the pipeline; ensure constructability and program alignment. Manage services subcontractor procurement, scopes, and interfaces with structure and façade packages. Collaborate with project managers and site teams to integrate services requirements into overall project plans. Drive commissioning planning — partial / staged / full — and lead handover documentation for services. Monitor quality control and compliance with all relevant codes, standards, internal policies and contracts. Develop and maintain strong relationships with key stakeholders — clients, consultants, certifiers and authorities. Who we're looking for The ideal candidate is mid-career, combining on-the-tools credibility with formal engineering education — someone who came up through a services trade and went on to complete a relevant engineering, construction or science degree. You're now operating at senior PM / Services Manager level, comfortable owning services across $50m–$100m projects, and trusted by both site teams and consultants. You will have: A proven track record managing complex projects in commercial construction (ideally Tier 1 or Tier 2, head-contractor side). Strong leadership skills with the ability to build internal teams and influence external stakeholders. Excellent communication abilities — able to summarise and translate technical detail for non-services audiences. A customer/client-centric approach whilst ensuring excellence in all that you undertake and deliver. Skills & knowledge In-depth expertise in services design, installation and management across the construction process. In-depth knowledge of relevant codes, standards, internal policies and contracts. Well-developed ability to identify and control risk during pre-construction and construction phases. Be familiar with collaboration software Strong leadership capability to build teams internally and influence stakeholders.
