To support the Real Estate team with large scale off the plan developments including contract preparation, preparing for and completing project settlements, e-contracts and client reporting. You will work in collaboration with partners and lawyers but be primarily responsible for assisting with conveyancing processes within our Melbourne Developer Sales Group. This is a full time, permanent position. Key responsibilities Assist with contract reviews, including exchanges and updating conveyancing database (preparing any transaction documents and ordering searches) and completion Prepare and/or amend electronic contracts of sale. Preparing Deeds of Termination and Variation and other property related Deeds, with supervision. Driving PEXA settlements including preparation of Transfers, Discharges of Mortgage, Caveats, Withdrawal of Caveat and other related documents in PEXA. Reviewing Nominations in line with contract requirements and advising when invalid Nominations are received. Liaising with key stakeholders, including clients, mortgagees on title, incoming mortgagees and other parties for the coordination of tasks to complete settlements and other transactions. Updating the database and assisting with client reporting. Ordering property and company searches e.g. title searches, dealings, PPSR and being able to read them and extract relevant information from them for the purpose of advising clients, for reviewing and preparing documents. General administration which may include assisting with trust money dealings and management, as required. Skills and Experience Demonstrated paralegal experience (5 years), with exposure to off the plan developments/large scale developments with a particular focus on acting for Vendor residential developers. Proficiency in Microsoft office, Docusign (or similar), Infotrack (or similar) and data base systems e.g. PlanIt (preferable but not essential). Proficiency in PEXA and Duties Online for settlements, including bulk settlements, and other ancillary property transactions. Proficiency in SPEAR for the lodgement of Plans of Subdivision and other Land Victoria lodgings. Excellent written and verbal communication skills and the ability to liaise and consult effectively with all levels of internal and external stakeholders. Excellent time management skills and ability to work under pressure with strict deadlines Working knowledge of the Victorian Land Registry Services processes and relevant legislation including Conveyancing Act, Sale of Land Act 192 (Vic), Property Law Act 1958 and the Transfer of Land Act 1958.
