01st June, 2026 South East Commercial Corridor | Full-Time This is a rare opportunity for an experienced Commercial Property Manager to step into a landlord‑side role managing a self‑managed portfolio across Melbourne’s South East industrial and commercial corridor. The position focuses solely on commercial property and owners corporation management – with no trust accounting – and is ideal for someone who enjoys taking full ownership, thinking commercially and advocating strongly for landlords. You’ll manage a diverse mix of industrial, retail and mixed‑use assets, handling everything from tenant relationships and arrears to VCAT, OC meetings and common area operations. This is not a step‑in role; it will suit a confident operator with lived local experience and the maturity to manage complex issues end‑to‑end. The position: Manage day‑to‑day tenant queries and act as the primary point of contact across the portfolio. Conduct condition reports and vacate inspections, and coordinate commercial maintenance works to deliver quality outcomes for landlords. Proactively manage rent arrears, monitor outgoings and reconciliations, and work closely with the Trust Accountant on budgets and reporting (no trust processing required). Represent landlords at VCAT, prepare documentation and manage disputes in line with the Retail Leases Act, REIV leases and Victorian legislation. Oversee lease renewals, rent reviews and associated documentation, ensuring landlords are positioned commercially at each event. Manage OC common areas, contractor relationships and service providers, assist with OC budgets, and facilitate OC meetings and minutes. About you: Demonstrated experience in commercial property management (industrial / retail / mixed‑use) in Melbourne’s South East corridor – e.g. Carrum Downs, Dandenong, Pakenham. Current Agent’s Representative Certificate or Real Estate Licence (VIC). Confident with REIV leases, the Retail Leases Act and VCAT representation / dispute resolution. Strong understanding of commercial maintenance, contractor management, arrears and financial reporting. Clear, assertive communicator with tenants, landlords and contractors, with the confidence to hold your ground and act in the landlord’s best interests. Takes full ownership of the portfolio, solves problems without constant escalation and is comfortable working with autonomy. Owners corporation management experience and familiarity with Cirrus 8 or similar commercial PM software will be highly regarded. Why this role?
