Procurement Manager Focussed Facilities Management North Melbourne, Melbourne-Vic Full time Salary: $80,000 plus super Focus Facilities Management a medium to large building and facility management company handling maintenance, cleaning, security, HVAC, and capital works across commercial portfolios. We are looking for a Full time Procurement Manager as we are centralising the role across more than 60-80 properties ·Bachelor’s degree in any discipline, certificate courses ·3-5 years international experience in procurement across industries ·6-12 months experience working in Australia handling procurement ·Salary 80,000 plus super Job duties will include Strategic Sourcing & Category Management ·Develop procurement strategies for major spend categories: M&E contractors, cleaning, waste, security, fire services, lifts, landscaping, consumables ·Track price trends for steel, timber, fuel, labour rates that impact subcontractor quotes ·Reduce ad-hoc suppliers down to preferred panels to leverage volume discounts ·Ensure critical services like fire compliance have backup suppliers; manage supply chain disruption Tendering & Contract Negotiation ·Run processes for multi-year FM contracts for cleaning, HVAC maintenance, etc ·Draft & negotiate contracts: Master Service Agreements, KPIs, SLA penalties, rise & fall clauses, insurance requirements ·Evaluate tenders: Technical commercial scoring, site walks with contractors, probity compliance ·Whole-of-life cost analysis – not just cheapest upfront rate Supplier & Contractor Management ·Induct contractors into FFM systems, check licences, insurances, SWMS, Modern Slavery compliance ·Monthly KPI reviews – response times, job completion rates, safety stats, client complaints ·Quarterly business reviews with key suppliers like Spotless, BGIS, Programmed ·Manage variations, defects, non-performance issues with subcontractors Purchasing & Operations Support ·Review high-value purchases, ensure 3-quotes policy followed for $5k spend ·Manage bulk procurement of cleaning chemicals, PPE, light globes, filters across sites ·Source urgent trades for after-hours breakdowns – lifts, burst pipes, security breaches ·Maintain procurement in FFM’s CMMS/ERP Compliance & Governance ·Ensure site managers follow procurement policy, not going direct to mates ·Maintain records for ISO 9001/14001/45001 audits and client reporting ·Security of Payment Act, Fair Work, Building Code, environmental regulations ·Manage conflicts of interest, gifts/benefits register, fair tendering processes Financial & Reporting ·Budget control: Track spend vs budget by site and service line.
