Property Manager – Residential Apartment Complex (12-Month Contract) Location: Carlton, Melbourne, VIC Employment Type: Full-time OR Part-time, Fixed Term (12 months) Position Overview The Property Manager is responsible for the day-to-day management and smooth operation of a residential apartment complex in Melbourne. This role ensures the property is well-maintained, compliant with relevant legislation, and provides a high standard of living for residents. The Property Manager acts as the primary point of contact for tenants, owners, contractors, and service providers. Key Responsibilities Tenant & Resident Management Manage tenant enquiries, applications, leasing, and renewals Handle tenant communications, complaints, and dispute resolution Conduct routine inspections, entry/exit condition reports, and follow-ups Ensure tenant compliance with lease agreements and building rules Property & Building Management Oversee day-to-day operations of the apartment complex Coordinate maintenance, repairs, and preventative maintenance programs Liaise with contractors, tradespeople, and service providers Conduct regular building inspections to ensure safety and cleanliness standards Financial Administration Assist with rent collection, arrears management, and financial reporting Process invoices and maintain accurate property records Support budgeting and expense tracking for the property Compliance & Reporting Ensure compliance with Residential Tenancies Act (VIC) and other relevant legislation Maintain accurate records of tenancy agreements, inspections, and maintenance Report on property performance and operational issues to ownership/management Stakeholder Communication Act as the key liaison between tenants, owners, body corporate/owners corporation, and contractors Provide timely updates regarding maintenance, access, and building matters Key Skills & Experience Previous experience in property management or real estate (Necessary) Strong understanding of Victorian residential tenancy laws Excellent communication and conflict resolution skills Strong organisational and time management abilities Ability to work independently and manage competing priorities Proficiency with property management software (e.g., Console, PropertyMe, REST, or similar) Desirable Attributes Professional, customer-focused approach High attention to detail Calm under pressure and solution-oriented mindset Ability to build strong relationships with tenants and stakeholders Working Conditions Based on-site 2/3 days per week Regular inspections and occasional after-hours response for urgent issues Part-time or Full-time fixed-term contract (12 months)
