Commercial Property Manager – Quality CBD & City Fringe Portfolio Step into a well-established commercial portfolio where relationships, detail and service genuinely matter. You’ll join a supportive, experienced team and take ownership of a clean, well-managed mix of office, retail and industrial assets across Melbourne’s inner city. The opportunity: Working from inner-Melbourne offices, you’ll manage a diverse commercial portfolio with a strong focus on proactive management, clear communication and long-term relationships. You’ll work closely with landlords, tenants and contractors, supported by systems, administration and a leadership team that understands commercial property. This role is ideal for an experienced Commercial Property Manager who enjoys being on the front foot – planning ahead, solving problems early and delivering a professional, reliable service to all stakeholders. Day-to-day responsibilities: Manage a portfolio of office, retail and/or industrial properties across CBD and city-fringe locations. Act as the main point of contact for landlords and tenants, handling enquiries and issues promptly. Conduct regular inspections and manage any repairs, maintenance and capital works. Oversee the full lease lifecycle – new leases, renewals, rent reviews, options and make-good. Monitor arrears, follow up tenants and enforce lease terms where required. Prepare and manage outgoings budgets and reconciliations. Review and approve invoices and ensure accurate data in the property management system. Prepare property and portfolio reports and contribute information for client meetings. Ensure compliance with relevant legislation, building standards and essential services. What we’re looking for: Experience in commercial property management (office/retail/industrial). Strong understanding of leases, rent reviews, options and outgoings. Confident managing your own portfolio and building strong landlord and tenant relationships. Excellent attention to detail, time management and follow-through. Clear, professional communication skills (written and verbal). Comfortable with property management software and Microsoft Office. Current Agent’s Representative Certificate and valid Driver’s Licence. The package: Competitive salary commensurate with experience.
