About the opportunity: Purpose - Assist the Property Managers, Senior Property Managers and General Managers to achieve team objectives. - Accountability for delivery of Property Management services to customers and business partners with the objective of providing quality services to maximise asset performance. What you’ll be doing - Ensuring, where possible, that a consistent approach to property management is undertaken at all assets under your management (including but not limited to the implementation of Charter Hall policies, procedures and templates related to property management). - Assist the team provide the full suite of Property Management functions for the group across a mixed portfolio of investment grade property assets. - Work with the General Managers, Property Managers & Senior Property Managers to provide analysis and information for the asset plan, monthly reports, owner’s annual reports, team & property business plans and corporate accounts and other reports and information as required. - Leading by example to instill a culture of customer service across all aspects of property management, which leads to a clear reputation in the market that Charter Hall is a customer centric business. - Develop a personal and professional brand as a clear market leader, ensuring Charter Hall and you as an individual are recognised as a high knowledge, high performing industry participant. - Receive a high level of satisfaction from both customers and senior management in relation to building performance and execution of duties. - Work with the PM/SPM to ensure that there are no major risks associated with public liability, fire and lift safety, essential services, non-essential services, members of staff, management office and contractors. - Assist the team prepare annual asset budgets and forecasts including recoverable building outgoings and Capex plans. - Assist with the implementation of sustainability tasks and projects, with sustainability data collected, logged and reported within agreed timeframes. - Assist Administering leases and ensure charges and receipts are processed accurately and on time. - Assist managing contracts for building contractors and service providers. - Collect rents and minimise arrears, through the adoption of a proactive approach. - Undertake regular inspections of the properties and liaise with tenants, with a clear focus on building strong relationships with the customer base. - Assist co-ordinate tenancy fitouts and make good obligations. - Assist with new lease negotiations and lease renewal negotiations including co-ordinate preparation and execution of lease documentation. - Ensure all contracts, insurances and lease securities are kept up to date. - Direct tenant liaison and management; achieve strong tenant relationships and high levels of tenant satisfaction; position Charter Hall as a “workplace experience provider of choice” by tenant customers in the market. - Promote and progress environmental schemes. - Assist with other duties as required.
