About You Cromwell Property Group is seeking a motivated and experienced Head of Property Management in Brisbane or Sydney . This is a key leadership role focused on driving operational excellence, strong governance, and consistent service delivery across the portfolio. In this newly created role, you will lead a high performing team, embed best practice processes, and drive superior property management outcomes. You will be recognised for your ability to bring structure, rigour and clarity, while building strong, collaborative relationships across the business and with external stakeholders. Our ideal candidate will be someone who enjoys partnering with internal and external stakeholders, with over 10 years’ experience in a commercial and industrial Property Manager role , with a strong track record in people leadership, governance, and operational delivery. You will be highly organised, detail- focused and proactive, with the ability to balance day-to-day execution with continuous improvement of systems and processes. About the Role As a member of Cromwell’s in-house Property team , and reporting to the Chief Operating Officer - Property , this permanent full-time role will l ead the Property Management function and ensure the effective operational delivery of asset strategies across Cromwell’s portfolio. The role oversees the execution of asset plans at the property level, driving tenant outcomes, operational performance and sustainable income delivery. Key Responsibilities: Leadership Lead, mentor and develop a high performing team. Influence performance beyond direct reporting lines, creating alignment across business functions. Champion innovation and continuous improvement in service delivery, processes, systems, and tools to enhance operational efficiency and stakeholder outcomes. Service Delivery and Portfolio Performance Ensure the effective execution of asset strategies across the portfolio, with all property management activities delivered in accordance with Cromwell’s policies, procedures and governance frameworks. Drive consistent service delivery standards across assets, ensuring tenant outcomes, operational performance and income delivery align with portfolio objectives . Governance and Operational Delivery Ensure all property management activities are conducted in accordance with Cromwell policies, procedures and delegations, maintaining strong governance and operational discipline. Ensure best-practice financial management across the portfolio, including preparation of annual budgets, monthly forecasting and AFFO reporting in collaboration with relevant stakeholders. Tenant Engagement Oversight Provide strategic oversight of the property management function to ensure efficient, compliant and customer-focused operations across the portfolio. Support delivery of the Tenant Relationship Strategy to enhance tenant satisfaction, retention and long-term value creation.
