Overview: Location: Sydney CBD (ANZ HO) Quarterly travel across ANZ Region Salary: $235,000 Flexibility: 4:1 Focus: financial governance & guidance over a multi-billion hotel portfolio Industry: Hospitality/Hotel Asset Management (…must have experience) This is a high-consequence appointment within a sophisticated private investment office. You will be the top finance guy or gal for ANZ and be the group finance lead for a premium portfolio of luxury hotel assets, representing an ultra-high-net-worth principal. While these assets are managed daily by Tier 1 global operators, much of the “final say” stops with you. This is a role for a "Controller" in the truest sense of the word. You will operate within the inner circle of the ownership group, navigating three distinct environments: The Owners' Room: Acting as a commercial gatekeeper. You provide the "investor-grade" reporting required to support a billionaire’s portfolio decisions. The Operator’s Room: Managing the managers. You hold global operators to account on commercial performance, ensuring their execution aligns with the owner’s long-term interests. The Engine Room: Maintaining a disciplined, "no-surprises" finance function that ensures absolute integrity across a complex, multi-entity group structure. Role Profile: This is a broad, owner-side mandate focused on asset protection, performance interrogation, and strategic capital management. Final Say: Review and approve operator budgets, major procurement, and commercial contracts. You are the final check and balance on the operator’s financial strategy. Performance Dissection: Go beyond the P&L. You will challenge the operators on labour productivity, cost control, and revenue strategy to ensure the assets are being sweated effectively. Owner-Side Reporting & Insights: Translate complex hotel metrics into concise, executive-level management packs for the Principal. You provide the "so what" behind the numbers. Capital & Cash Flow Management: Oversee the "hold/sell/invest" logic. This includes managing complex debt facilities, refinancing cycles, and high-value refurbishment (Capex) planning. Risk & Compliance: Maintain a robust control environment across the portfolio. You’ll manage the tax, audit, and valuation workstreams, ensuring the Principal’s interests are protected at every turn. Strategic Modelling: Provide the technical modelling for potential new acquisitions, refurb cycles, or divestment scenarios as the portfolio continues to evolve. Successful Candidate Profile: We are looking for a heavyweight finance leader who thrives in a private office environment where discretion, commercial grit, and technical precision are non-negotiable. Owner-Side Expertise: You understand the unique "Principal-Agent" tension. You’ve likely worked in a family office, property fund, or REIT, managing luxury hotel assets run by third-party operators. Managed Asset Fluency: You speak the language of Tier 1 hospitality operators but don't work for them. You know how to leverage management agreements to drive accountability. This takes hotel sector experience. The "Luxury" Lens: Experience with high-value, luxury assets is highly regarded. You understand the nuances of brand standards and how they impact the bottom line. We’re not managing a group of Ibis Budget hotels here (not throwing shade, just……we’re not) Sophisticated Stakeholder Management: You can transition seamlessly from a technical deep-dive with an auditor to a high-level strategic update with the Principal. Qualifications: CA/CPA qualified with significant experience in hospitality, property, and investment-side finance.
