The Operations Manager – IES Property Group is responsible for overseeing the day-to-day operational performance of property maintenance, construction, and facility service delivery across the portfolio. The role ensures projects and maintenance works are delivered safely, efficiently, on budget, and in compliance with all regulatory, environmental, and quality requirements. This position provides strategic leadership across operations, driving performance, process improvement, contractor management, and client satisfaction while supporting sustainable business growth. Key Responsibilities Operational Leadership • Oversee all property maintenance, construction, and facilities operations • Manage scheduling, resource allocation, and workforce planning • Ensure service delivery meets contractual and client expectations • Monitor operational performance, productivity, and cost control • Lead site teams, supervisors, and subcontractors to achieve project targets • Drive accountability and operational excellence across all divisions Project & Maintenance Delivery • Oversee delivery of reactive and planned maintenance programs • Manage small to medium construction and upgrade projects • Ensure works are delivered in accordance with scope, budget, and timeframes • Coordinate multi-trade activities including mechanical, electrical, hydraulic, HVAC, and building works • Review and approve variations, procurement, and subcontractor engagement Financial & Commercial Management • Monitor budgets, margins, and operational expenditure • Review and approve quotes, invoices, and supplier agreements • Support CAPEX planning and financial forecasting • Identify cost-saving and efficiency improvement opportunities • Ensure strong commercial outcomes across projects and maintenance contracts HSEQ & Compliance • Ensure compliance with WHS legislation, environmental regulations, and Australian Standards • Support implementation of HSEQ management systems • Oversee site audits, safety performance, and risk mitigation • Ensure contractor compliance with company policies and statutory obligations • Maintain quality assurance processes and documentation standards Contractor & Client Management • Manage subcontractor performance and service agreements • Maintain strong relationships with clients, suppliers, and stakeholders • Attend client meetings and provide operational reporting • Resolve escalations, service issues, and performance concerns • Support business development and tender submissions where required Process Improvement & Strategy • Identify and implement operational process improvements • Improve workflow systems, reporting structures, and performance tracking • Drive continuous improvement initiatives across maintenance and construction operations • Contribute to strategic planning and business growth initiatives • Support integration of technology and systems to enhance efficiency Skills & Experience • Proven experience in operations management within property, construction, or facilities management • Strong knowledge of building services, maintenance systems, and construction processes • Financial management and budget control experience • Strong leadership and team management capability • Solid understanding of compliance, HSEQ, and regulatory frameworks • Ability to manage multiple projects and operational priorities • Excellent communication and stakeholder management skills • High level of commercial acumen and problem-solving ability Key Attributes • Strategic thinker with strong operational focus • Results-driven and performance-oriented • Strong decision-making capability • Highly organised and detail-oriented • Ability to lead and motivate teams across multiple sites
