Our client is on the lookout for an Inspections Manager to take ownership of inspections across a large residential portfolio (600–700 properties). You’ll be the go-to person for routine inspections, entries, exits, and everything that keeps properties compliant, tenants informed, and landlords happy. This role is ideal for someone who enjoys independence, variety, and a clear Monday–Friday routine — with zero weekend or after-hours work (yes, really). What you’ll be doing No two days are the same, but your core responsibilities will include: Booking, conducting and reporting on routine inspections Following up with tenants to ensure inspection issues are rectified Completing exit inspections , sending reports, processing bond claims, and organising any required cleaning or repairs Preparing entry condition reports (some from scratch, some duplicated from previous tenancies) Creating welcome packs for new tenants — printing reports, organising keys, key sheets and sign-on documents Travelling for inspections when required (mainly Toowoomba, with occasional trips to Brisbane, Gold Coast or Sunshine Coast) ⏰ The good stuff Hours: 9am–5pm, Monday to Friday Early finish Fridays: Knock off at 3pm, paid until 5pm No weekends. No after-hours work.
